Vacant residential lots, homesites, homes on acreage, and rural residential tracts. Farms, ranches, and commercial land need a different kind of appraisal.
What affects land value
- Size, shape, and road frontage
- Access, including private roads
- Utilities, well, and septic
- Flood zone, drainage, and usable land
- Barns, shops, fencing, and other improvements
Rural land is different
Sales are less frequent out in the county, so I search wider and pay close attention to access, utilities, and how the land can be used.
When you might need one
Estates, divorce, buying or selling land, or splitting off a tract.

The address or parcel number, and any survey or legal description you have.
